Fed Ex heating and comfort cooling upgrade

Background
It was a complicated project, involving the installation of new fan coil units and pipework, and the removal and replacement of pipework for the cooling system.
Installation of a Mitsubishi VRS Refrigerant system was needed, as well as new roof mounted condenser units and Building Management System.
Challenges
- Several challenges to the project needed to be addressed, managing risks and ensuring safety throughout the end-to-end process.
- The premises would remain occupied while the upgrade works took place, meaning detailed planning and co-ordination was required to work around this situation.
- The site is a major mailing distribution centre hub, fundamental to FedEx UK operations, and it was crucial that security levels be maintained.
- And for health and safety reasons, it was critical that emergency escape routes, fire alarm systems, or suitable temporary alternatives, remained fully functional throughout the end-to-end project.
Solution
Our CDM Principal Design Service provided solutions, addressing each of these challenges and ensuring all activity remained safe and compliant.
A phased works programme was designed, decanting staff to other areas and home working environments on a floor-by-floor basis, enabling clear and unrestricted access to areas of work.
To maintain building security, we created a secure external compound with a designated gated entrance from the main gatehouse. This was controlled by the main contractor, segregating works and deliveries from FedEx site operations to ensure the highest levels of security were maintained.
We provided a detailed Fire and Emergency Plan for the construction works, including temporary isolation of the fire alarm system in work areas. Out of hours monitoring and unrestricted temporary means of escape were also provided for remaining building users, when existing escape routes were closed off due to works.
Results
- Works are well underway, with an estimated project completion date of June 2025.
- Our responsible planning, management, monitoring and coordination are running through every stage of the project.
- Pre-construction information has been provided to designers and contractors, ensuring co-operation and compliance under CDM 2015.
- And monthly site safety inspections will continue throughout the construction phase, ensuring the highest levels of safety standards for the wellbeing of all involved.
