07 Legionella Risk Assessments
A detailed legionella risk assessment is the most effective way to identify the level of risk within a building’s water system and determine the measures required to reduce that risk.
During the assessment, one of our qualified and highly experienced assessors will undertake a full survey of the premises, paying close attention to any areas that could present a potential legionella risk. This includes stored water systems, cooling towers, hot water systems, spray systems, non-compliant fittings, and installation concerns.
The survey investigates the design, condition, and existing control measures of the water systems, alongside the site’s current approach to risk management and compliance.
Where risks are identified, our reports provide clear guidance on the remedial actions required to improve compliance and reduce the likelihood of legionella bacteria growth.

Frequently Asked Questions
What are the most common fire hazards in commercial and residential properties?
Common hazards include faulty wiring, overloaded outlets, poor housekeeping, open flames, damaged heaters, and unsafe storage of flammable products. These issues raise the chance of ignition and fast fire spread.
How does asbestos create risks in older buildings?
Asbestos becomes harmful when damaged or disturbed because it releases fibres into the air. Broken insulation, cracked ceiling panels, and old pipe lagging are common sources. These fibres can enter the lungs and lead to long-term health problems.
What construction risks should property owners watch for during building or renovation work?
Key risks include unstable structures, unsafe access points, poor site organisation, exposed wiring, and the disturbance of hazardous materials such as asbestos. Good planning and control help prevent accidents and delays.
When should an asbestos survey be done on a property?
A survey is needed if the building was constructed before the 2000s, if you see damaged materials, or if you plan drilling, demolition, or refurbishment work. A survey confirms where asbestos is located and how it should be managed.
When should I call a safety professional for support?
You should contact a professional if you spot electrical faults, have concerns about fire doors or alarms, see signs of asbestos, or start construction work that may disturb building materials. Regular checks help keep people safe and ensure compliance.
